Construction

New build in Luxembourg: execution that lives up to your
design.

Public and institutional buildings, multi-functional buildings, residential developments, major transformations.
COMODO delivers your new-build projects with the technical rigour your clients demand and the respect for your
architectural intent that you deserve.

New build is the terrain on which the relationship between an architect and their general
contractor is played out. It is where architectural intentions meet the reality of the worksite,
where deadlines are either met or missed, and where execution quality either confirms or
disappoints the commitments made to the client.

COMODO has built its reputation among Luxembourg architecture practices on a simple
principle: we execute what is specified, we flag issues before executing them, and we make no
substitutions without written agreement. This principle applies on every one of our worksites,
regardless of scale.

Areas of Expertise

Schools, nurseries, cultural and sports facilities, administrative buildings

Public & Institutional Buildings

Public projects demand particular administrative and technical rigour. COMODO masters the requirements of Luxembourg and Belgian public procurement.
Mixed-use programmes, Trespa®, Eternit®, ventilated ceramic facades

Multi-Functional Buildings

Mixed-use programmes, technical facades, interfaces between multiple trades. These projects combine very different technical requirements within a single building.
From 4 to 60 units, full management

Residential Buildings

COMODO delivers collective residential buildings with structured worksite management, transparent financial monitoring and complete coordination of all trades.
Conversion, raising, extension on existing heritage buildings

Major Transformation & Extension

These projects require mastery of existing structural constraints and precise coordination between demolition, structural reinforcement and new construction.

Our Approach on New-Build Worksites

File study before work begins

Before the first spade hits the ground, our project manager reads the complete file: plans, sections, details, technical specifications, works description. They identify critical interfaces and submit their questions in writing before starting.

Rigorous planning

We draw up a detailed schedule by trade, with critical milestones identified and contractualised. Every potential delay is anticipated and a catch-up plan is always in place.

Systematic reporting

Weekly worksite progress report, progress photos, live snagging dashboard. You have complete visibility over the state of the worksite without having to visit every time.

Integrated BIM coordination

We work with your BIM model from the preparatory phase. Clashes between trades are detected upstream, in the model — not on the worksite.
