The residential building is the most common programme in Luxembourg’s architectural output. It is also the one where the relationship between the architect and the general contractor is most decisive for
the final quality: common area finishes, facade treatment, quality levels within the units.

Our Approach on Residential Buildings
Structural Shell
Foundations adapted to Luxembourg ground conditions, optimised reinforced concrete structure, basement slab, storage cellars. We work with the structural engineering offices you appoint or recommend our usual partners.
Envelope and Facades
We deliver all types of residential facades: render on insulation, timber cladding, ventilated ceramic or Trespa® facades, prefabricated panels. The choice of system is validated with you from the preparation phase onwards.
Unit Fit-Out
Partitions, false ceilings, screed, tiling, painting. We carry out the complete fit-out with supervised teams and systematic quality checks before handover to the buyer or tenant.
Common Areas
Entrance hall, stairwells, corridors, bicycle and pushchair storage, parking. Common areas are often the first thing buyers see. We treat them with the same care as the units themselves.
Technical Installations
Coordination of all technical trades: heating, mechanical ventilation, electrical, plumbing, lifts. We ensure coordination between technical trades and the fit-out to avoid missing service penetrations.

Finishing quality, unit after unit
On a 30-unit worksite, quality must be consistent from the first to the last apartment handed over. We implement systematic self-checks before each phase and before each partial handover.
Management of buyer snagging
COMODO commits to a snagging resolution timeframe and to a target snagging rate below the sector average.

Our budget management approach is transparent: monthly dashboard, early identification of overruns, proposed arbitrations before deviations become unmanageable.

How does COMODO manage buyer visits during the worksite?
We organize visits according to a protocol defined with the project owner: set time slots, accompaniment by our project manager, and provision of a visit report.
Does COMODO offer personalisation options for buyers?
Yes, within the framework defined by the project owner. We manage buyer options with a dedicated ordering and tracking system, without any impact on the overall construction schedule.
How are warranties managed on delivered units?
Our constructions benefit from a ten-year warranty and a two-year warranty on equipment. We set up a structured after-sales service to handle buyer requests within the two years following delivery.
