Multi-Functional
Buildings

Mixed-Use Programmes, Technical Facades, Complex Coordination

Multi-functional buildings in Luxembourg: technical
complexity mastered.

Mixed-use programmes, technical facades, interfaces between multiple trades. Multi-functional buildings are the most complex projects to coordinate. COMODO delivers them with a worksite organisation adapted to their complexity and a mastery of construction systems that gives you full freedom in design.

Multi-functional buildings are at the heart of Luxembourg’s urban development. Ground-floor retail, residential upper floors, offices, services, underground parking. These dense programmes demand perfect coordination between trades with very different logics, and technical facades that match the architectural ambitions.

COMODO works on these projects as the general contractor coordinating all trades, with particular expertise in technical envelopes (Trespa®, Eternit®, ceramic or zinc ventilated facades) that often
define the visual identity of these buildings.

Our Skills on Multi-Functional Buildings

Complex Structures and Basements

Reinforced concrete structures with long spans, column-beam systems for commercial floors, multi-level basements with Berlin walls or diaphragm walls. COMODO masters earthworks and civil engineering phases in constrained urban environments.

Trespa® and Eternit® Technical Facades

Trespa® Meteon panels and Eternit® fibre-cement boards are reference materials for contemporary building facades in Luxembourg. We install them with the millimetre-precise accuracy this type of facade demands: calibrated joints, concealed fixings, flawless junctions with joinery.

Large-Format Ventilated Ceramic Facades

For architecturally ambitious projects, the ventilated ceramic facade offers unmatched durability and aesthetics. We master the installation of large-format panels (60×120 cm and above) on aluminium framing.

Mixed-Use Programmes and Inter-Trade Interfaces

The complexity of multi-functional buildings often lies in the interfaces between ground-floor retail and residential units, and between underground parking and the main structure. COMODO maps these interfaces from the preparatory phase onwards.

Residential and Commercial Fit-Out

We deliver the complete fit-out of residential sections and commercial spaces (shell and core or fitted out according to programme), with finishing levels suited to each intended use.

What We Bring Specifically to Multi-Functional
Projects

A single point of responsibility for all trades

COMODO takes overall charge and assumes full coordination. No conflicts of responsibility in the event of a defect between trades.

Precise mapping of technical interfaces

We systematically produce an interface map between trades from the preparatory phase. Every interface is documented with responsibilities clearly assigned before work begins.

Experience with demanding technical facades

Trespa®, Eternit® or ventilated ceramic facades leave no room for installation approximation. Our facade teams are specialised and trained on these systems. References are available on request.

Frequently Asked Questions

Can COMODO deliver both the structural shell and the technical facades of a multi-functional building?

Yes, and this is our preferred approach. Having the entire scope managed by a single general contractor guarantees coherence between the structure and the facade systems, particularly for critical anchoring and waterproofing points.

We master the main systems on the market: Trespa® Meteon on framework, Eternit® fibre cement, large-format ventilated ceramic, pre-patinated zinc, timber cladding and metal mesh.

We establish a detailed site installation plan from the preparatory phase: traffic plan, delivery management, protection of neighbouring residents, coordination with municipal authorities for road permits.

Yes. We systematically plan partial deliveries on multifunctional buildings. This phasing is contractualized from the signing of the contract.
